This well designed Miami Beach preconstruction condo project has been announced South of 5th called Louver House. The name Louver comes from the term for horizontal slats. In the rendering you’ll see the wooden slats off of the exterior. It’s a boutique development with only 12 residences. The units will all be 3 bed rooms and over 2000 square feet. The outdoor spaces range from 496 sq ft to 793. The Penthouse Rooftop Decks are 684 Sq ft. Interiors units are starting at $2.08 Million. Corner units start at $2.8M. The Penthouses will be in the upper 3 Million dollar range. Construction should begin in the summer of 2015 with a completion date I’m estimating in Fall of 2016.
The architect is Rene Gonzalez. Sound familiar? He’s also the architect of the soon to be jewel of South of 5th called Glass. I greatly appreciate his style as it’s quite refreshing and not too over the top. It brings in the natural sunlight while also appreciating nature. The developer is Mast Capital. I have the confidence that this project will really improve the 3rd and Meridian Avenue area. There used to be a cottage at the lot on the corner and Mr. Gonzalez worked with the City of Miami Beach and as part of his lobby he will be redeveloping that cottage type feel.
